A Realtor is a safetynet, especially if you’re buying and won’t be spending a cent.
But to each their own. If you really want to assume all the risk between yourself and the for sale by owner, that’s certainly your right to do so.

I don’t know where you live, but check your local paper, and also in Houston we have a “Greensheet” and you can check greensheet.com. People that sale “for sale by owners” list in local papers.

Check you local weekend paper before you start wasting gas riding around. A lot of people don’t even put up for sale signs.
Below is a website you may want to check out.
You may want to consider a lease purchase contract, then do a refi after 12 mos. Not as much closing costs. Make sure the owner records that contract at the courthouse!

FSBOs aren’t in the MLS system anyway in many areas.
try the local newspapers — the sellers want to find you just as much as you want to find them.
