Using a realtor is the best and easiest way to sell or buy a home.<br />
Many home sellers that try to do it on their own often do not do it correctly or receive a lower price than what they had wanted in the beginning. The realtor is experienced in negotiating prices and can help you easily sell or buy a home in the right market and at the right price.<br />
Since a realtor has a lot of experience in buying and selling homes, they can be of great help in taking care of all the details and negotiating the price between the buyer and seller. There are many places to find realtors. The problem is finding a good one and one that you trust with the details of your home buying or selling.<br />
Good companies like Century 21 or Weichart Realty have many well qualified real estate agents and have a good reputation for having good realtors. <p><strong>Good News for sellers: </strong></p>
<p>More homes<strong> </strong><strong>are selling and they are moving more quickly than a year ago.</strong> Existing, single-family home sales increased 1 percent in October to a seasonally adjusted rate of 562,400 units on an annualized basis.</p>
<p>The statewide median price of an existing single-family home increased 0.3 percent in October to $297,500, compared with September 2009.</p>
<p>C.A.R.’s Unsold Inventory Index fell to 4 months in October, compared with 6.1 months in October 2008.<strong> </strong></p>
<p><strong> </strong>“Home sales historically trail off during the fall and winter months as we move to the off-peak season for the housing market,” said C.A.R. President Steve Goddard. “However, with affordable home prices, mortgage rates hovering around 5 percent, and the extension and expansion of the federal tax credit, we expect first-time and move-up home buyers to drive home sales through the end of this year and into early 2010.” For the first-time since July 2007, sales of homes priced $1 million or more rose in year-to-year comparisons.</p>
<p>“California’s median price rose for the eighth consecutive month in October and sales continued to show strength, signs that California has hit and passed the bottom of this real estate cycle,” said C.A.R. Vice President and Chief Economist Leslie-Appleton-Young. “The number of distressed sales as a share of total sales has shown considerable improvement since the beginning of the year, as a result of loan modifications and other efforts to prevent troubled mortgages from going into foreclosure. This has led to a decline in inventory levels since the start of the year that is more consistent with the price gains we have seen in recent months.”<strong> </strong></p>

<p>Once the buyer signs the sales contract, you might feel the urge to relax. Don&#8217;t sit back and kick your feet up just yet. Your work is not complete just yet. The buyer can still back out of the deal if certain things go wrong in these last steps of the for sale by owner process. Buyers tend to get cold feet at this point. They see other for sale by owner homes they like for a lower price. You have to take steps to make sure the buyer doesnt back out of the deal.<br />
After the for sale by owner sales contract has been signed, the buyers lender will have an appraisal done to ensure that the borrower isnt asking for more money than your home is actually worth. The lender will not provide a loan if the home is appraised for less than the sale price. You can avoid this by having your own appraisal done when you are setting your price in the for sale by owner process. Alternatively, you can make sure that your price is comparable to that of similar homes sold in your neighborhood.<br />
The lender might have your for sale by owner land surveyed to establish the property boundaries. In most cases, this doesnt present a problem. If your for sale by owner property has not been surveyed in the last 50 years, has recently been subdivided between other people, or has a boundary that changes like a creek, then you should pay attention during this part of the process.<br />
The buyer might have his own inspections done as allowed by the sales contract. These inspections are done at the buyers expense and include termite, roof, and general inspection. Be available during the inspection. Ask questions about anything you do not understand. If you so choose, you can have your own inspection completed. It could prove helpful if you need to dispute a report, but is not necessary. Your primary concern should be to fix problems and keep the buyer from backing out of the for sale by owner contract.<br />
You should notify your lender that you will be paying off the balance of your mortgage and ask for a statement of your balance. Collect appliance instruction books and warranty information to give to the buyer. Finally, when you know the closing date, you should notify service providers like electricity, water, cable, and trash of your final billing date.<br />
The for sale by owner closing date will be about 30 to 45 days from the date the sales contract is signed. Depending on your state, your real estate attorney might handle the closing. Alternatively, the lenders attorney might handle it and your attorney will act as your representative.<br />
At the for sale by owner closing, the settlement statement is reviewed. This statement details the money received. This includes: the lenders check for the mortgage amount, buyers down payment, and the buyers earnest money deposit. The settlement statement also includes money that must be paid out: balance on the sellers current mortgage, real estate agent fees (if applicable), and closing costs. Finally, the statement will detail the amount you get to keep.<br />
The title to the house is then transferred to the buyer and the process is complete. Your hard work has paid off.</p></div>

<p>Since I have already covered the First impressions, curb appeal, paint and landscaping in my other blog called Staging &#8211; First Impressions, I will cover the next step or series in this blog.</p>
<p>The doorway is the first point of entry.</p>
<p>Does the door need to be repainted? Does it need new Hardware? Do the house numbers need to be replaced? How about the light or lamp posts?</p>
<p>When considering a home for purchase, the buyer visualizes how he would feel if he lived there.</p>
<p>Keep the wall colors neutral. Shades of white, off-white and light pastels are good choices for the interior.</p>
<p>Make sure there are no odors from pets, cooking or cigarettes. Lemon oil, a dish of vanilla, baking soda in the refrigerator can make a difference in minimizing odors.</p>
<p>Furniture should not be bulky so the rooms look bigger. Adding a mirror on the wall can help in creating a bigger and brighter look. Take down all personal pictures and do not have too much unusual artwork on the walls.</p>
<p>The kitchen is the most important room in the house.</p>
<p>The appliances should be clean and in good working order. The cabinets should be polished. The sink should not be chipped or stained and the tile grout should be clean.</p>
<p>Small details make a big statement about the condition of your property. A house that shows poorly as a result of peeling paint, smell of mildew, may create the overall impression with the buyer that the property has not been cared for. Losing a qualified buyer because of this could cost you valuable time and money.</p>

<p>If you are thinking about buying a new home, don&#8217;t miss an opportunity to save money. Everyone likes to compare the best value on products or services, and will take advantage of specials or discounts in order to save money. What about buying a new home from a builder?</p>
<p>How do you save money when buying a new home? Home builders may offer what is called a broker co-op, which is a sales commission offered to a real estate agent as an incentive to show clients their new homes. The sales commission may range from 3% to 4% of the sales price.</p>
<p>Many real estate agents are now offering to share their commission with their home buyer clients. Before making an offer to buy a new home, a buyer can make an agreement with an agent to represent them, in exchange for a share of the commission paid by the home builder.</p>
<p>The amount of money a buyer can save depends on the share of the commission, which is negotiable with the agent, and the sales price of the home. For example, buying a new home with a sales price of $300,000, with a 2% share, would save the buyer $6,000.</p>
<p>The buyer can receive a check at the close of escrow, or the money may be applied to the down payment or closing costs, providing there are no restrictions from the mortgage lender, or state laws that regulate real estate transactions.</p>
<p> Most new home builders don?t usually advertise a broker co-op offering, so the buyer, or the buyer?s agent would have to ask. The home builder may have a requirement for the buyer&#8217;s agent to be with them when visiting the office, or signing paperwork for buying a new home, so be sure to clarify the rules. A little time spent could mean a lot saved.</p>

Within 15 seconds a buyer has already developed an opinion of your property. That is why establishing the right first impression is so critical to a successful sale.</p>
<p>Curb appeal starts from the street so make sure the street in front of your house is free of debris and the landscape looks healthy and well maintained. Neatly trimmed shrubs are essential. Sweep the sidewalk if needed and remove weeds between the cracks. A freshly painted fence gives a home a fresh and crisp look.</p>
<p>Like the sidewalk, the walkway should be clean and free of weeds. If sections are cracked consider having them repaired. If the driveway is stained or worn looking, consider resealing it with a good quality sealant.</p>
<p>A fresh coat of paint can go a long way in adding appeal and value to your property. If you cannot paint the entire house, consider the shutters and the front of the house.</p>
